Important: All fees shown are inclusive of VAT at 20% where SOP is VAT registered. Sure On Property Services Ltd is not currently VAT registered. Fees shown are therefore net figures with no VAT applicable until registration is confirmed. This page will be updated immediately upon VAT registration. All landlord fees are agreed in writing before any instruction commences. Tenant Fees Act 2019: only permitted payments may be charged to tenants — these are listed in the Tenant Fees section below.

Management fee schedule
Fees are charged as a percentage of the monthly rent collected. All fees are confirmed in writing in your management agreement before instruction commences. No fees are taken until rent is received. Landlords instructing 5 or more properties are welcome to contact us to discuss a portfolio rate — our standard fee schedule applies until a written portfolio agreement is in place.

No rent received — no fee charged. Neither the Rent Collection nor Full Management percentage fee applies during void periods. SOP continues to work to fill the property and screen tenants at no additional cost. The management fee resumes only when rent is received.

Under the Renters’ Rights Act 2025 reforms, assured tenancies operate as assured periodic tenancies unless excluded by law. No standard renewal fee is charged.

Tenant fees — Tenant Fees Act 2019
Rent
The rent as agreed in your tenancy agreement. The advertised rent is the rent charged. We do not invite, encourage, or accept offers above the advertised price — this is illegal under RRA 2026.
Tenancy deposit
Capped at 5 weeks’ rent (where annual rent is under £50,000) under the Tenant Fees Act 2019. Protected in the TDS Custodial scheme within 30 days of receipt. Never held by SOP.
Holding deposit
Capped at 1 week’s rent. Refundable unless the tenant withdraws, fails referencing due to false information, or fails to sign within 15 days. Credited against first month’s rent on completion.
Changes during tenancy
Capped at £50 inc. VAT per agreed variation (e.g. adding a permitted occupier). Only charged where the change is at the tenant’s request and agreed by the landlord.
Early termination (tenant request)
Where a tenant requests early termination, a charge may apply — capped at the landlord’s reasonable financial loss (typically one month’s rent or less). Never charged without prior written agreement.
Default fees
Late rent (14+ days): interest at 3% above Bank of England base rate. Lost key replacement: reasonable cost of replacement only, evidenced by receipt. No other default fees are charged.
What we never charge tenants
The following charges are banned under the Tenant Fees Act 2019. We do not charge them, and never have.

- Referencing fees
- Credit check fees
- Inventory or check-in fees
- Check-out or end-of-tenancy fees
- Renewal or extension fees
- Gardening fees (unless separately agreed in writing)
- Professional cleaning fees (unless evidenced in the tenancy agreement and caused by the tenant)
